The short version: I collect what I need to talk to you and, if we work together, to buy you a property. I don't sell it, I only email you if you've asked me to, and you can ask me to delete it.
Who's responsible for your data

What we collect
- When you book a call: your first name, email address and phone number, typed into the form on this site.
- When you ask for your calculator result by email: your first name and email address, the numbers you typed into the calculator, whether you ticked the separate box asking for occasional emails, and which link brought you to the page.
- When you use the contact form on my digital business card: the details the form asks for and whatever you write in it.
- On the call: what you choose to tell me about your money, your goals and your timescales, so I can work out whether I can help and, if you become a client, write your Midas Money Map.
- If you become a client: proof of identity and address, and where your money comes from. The anti-money laundering rules require this before any property is bought for you.
This site doesn't set cookies of its own and doesn't run advertising or analytics trackers. The one exception is the contact form on my digital business card: it's HubSpot's own form, loaded from HubSpot, and HubSpot may set its own cookies when it loads. The fonts are served from this site itself, so loading a page doesn't contact Google or any other font service.
Why we use it
- To contact you about the call you asked for, and to follow up on it. The legal basis is taking steps at your request before a contract, and our legitimate interest in answering an enquiry.
- To send you your calculator result, because you asked for it. You get it whether or not you tick the box for occasional emails. The legal basis is our legitimate interest in answering your request.
- To send you occasional emails from Midas Property Assets, but only if you ticked the separate box asking for them. The legal basis is your consent. You can withdraw it at any time by replying stop to any email, or by emailing Ryan@midaspropertyassets.co.uk.
- To deliver the service if you become a client. The legal basis is the contract between us.
- To carry out identity and source of funds checks. The legal basis is our legal obligation under the Money Laundering Regulations 2017.
Asking for your calculator result doesn't put you on a list. We only send you occasional emails if you ticked the separate box asking for them, and we never sell or rent your details to anyone.
Who else sees it
- Railway, which hosts this website. Like any web host, it handles the requests your browser makes for each page.
- HubSpot, which stores our contacts and receives the forms on this site: the booking form, the calculator and the contact form on my digital business card. It also runs the booking page where you pick a time. Your details are held in its EU data centre.
- Microsoft, which hosts our email and runs the Microsoft Teams calls.
- If you become a client, the solicitors, mortgage brokers, trades and letting agents working on your purchase get what they need for their part of it, and nothing more.
- Regulators or law enforcement, but only where the law requires it.
How long we keep it
- If we speak but don't work together, we delete your details within two years of our last contact, or sooner if you ask.
- If you asked for your calculator result and we never speak, we delete your details within two years of your sign-up, or sooner if you ask.
- If you become a client, identity and transaction records are kept for five years after our work together ends, because the Money Laundering Regulations require it. Everything else goes when it's no longer needed.
Your rights
You can ask to see the information we hold about you, have it corrected or deleted, restrict or object to how we use it, or have a copy sent to you or someone else. Email Ryan@midaspropertyassets.co.uk and you'll get an answer within one month. It's free.
If you're unhappy with how we've handled your data, tell me first and I'll put it right. You also have the right to complain to the Information Commissioner's Office at ico.org.uk/make-a-complaint or on 0303 123 1113.
